Moisture, Mold, & the Wall Assembly

 

Course Description

Every inspector knows that moisture is the enemy of the home.  In most residential construction, the wall assembly is not only made of a water vulnerable material (wood), but is also subject to the highest number of potential moisture entry points (windows, doors, etc).  In this course, we will look at the four ways that water moves, and the effects that take place: the growth of mold and other wood rot fungi.  We will look at “The Perfect Wall” and discuss the need for strong “control layers”, so that we can anticipate and manage the flow of water/moisture, and protect against damage.  An attendee of this course will come away with a strong introduction to Building Science, as well as an understanding of the layers of a wall assembly, and how to look out for issues during an inspection.  

Presenter Biography

Michael Conrad II, ACI, CRT, CMI, ECI-3 is an entrepreneur and building scientist based in the Nashville, TN area.  He is the founder and CEO of DILIGENT, a multi-inspector, multi-disciplinary home inspection company, and has personally performed and overseen thousands of inspections.  He is also the Chief Environmentalist of DILIGENT Environmental, a full-service environmental testing company.  He is a Council-Certified Microbial Investigator (CMI), an EDI Certified EIFS/Stucoo/AMSV Inspector and Moisture Analyst (ECI-3), a Certified Residential Thermographer (CRT), an ASHI Certified Inspector (ACI), and a Tennessee Licensed Home Inspector.  He specializes in moisture investigations, evaluation of the wall assembly, mold assessments, and is a leading local expert on mold growth, building science, crawlspaces, and indoor air quality in the Mid TN region. He is a national speaker and panelist in the Building Science and Inspection industries, and is passionate about education, enjoying the nuance of language that allows us to take complicated things and break them down into bite-size-pieces.
